Terms of Service
Effective September 1, 2026. Great Minds Create, Inc., a New Jersey corporation.
These terms govern your use of Substation Scout (the "Site") and the Site Scanner (the "Report"), operated by Great Minds Create, Inc., a New Jersey corporation ("we", "us"). By using the Site or purchasing a Report, you agree to these terms. If you do not agree, do not use the Site.
Who you are contracting with
The Site and the Report are provided by Great Minds Create, Inc., a New Jersey corporation, with its registered office at 351 Golf View Dr, Little Egg Harbor Twp, NJ.
Purchases are not made from us directly. Our order process is conducted by Stripe, via its Stripe Managed Payments service, which is the Merchant of Record for all orders. On your bank or card statement this shows as a charge from **link.com\*Substation Scout**. Stripe provides customer service and refund handling for the transaction through its Link buyer platform. When you buy a Report, you buy it from Stripe under the Stripe/Link Buyer Terms, and the Report is made available to you by us under these terms.
What the Report is
The Report is an automated screening document. For a US address you supply, it compiles and presents facts drawn from named public datasets, including:
- electric substations and electric retail service territories from HIFLD;
- watershed boundaries from the USGS;
- flood hazard layers from FEMA;
- geocoding from the US Census Bureau.
Each figure in the Report names the source it came from and the date it was retrieved.
What the Report is not
The Report is a screening aid. It is not a system impact study, a feasibility study, an engineering opinion, a survey, a title report, a flood determination, or professional advice of any kind.
In particular, and without limiting the above:
- The presence of a substation near a location does not mean electrical service can be obtained at that location, on any timeline, at any capacity, or at any price. Deliverability depends on thermal and voltage limits, upgrade obligations, study-cluster position and commercial terms that the public datasets do not report.
- Interconnection queue records describe filings. A request leaving a queue is a change to a filing and nothing more.
- Flood zone, watershed and service-territory results are the output of a point-in-polygon lookup against a published dataset of a stated vintage. They are not a determination by FEMA, the USGS, a utility, or any authority having jurisdiction.
- Source datasets contain errors, gaps and stale records. Where a value is missing we label it missing rather than estimating it, but we cannot detect every error present in an upstream source.
You must independently verify anything in the Report with the relevant utility, ISO, agency or professional before relying on it for any decision. Do not make an acquisition, investment, siting, design or financing decision on the basis of the Report alone.
Licence and permitted use
On payment, we grant you a non-exclusive, non-transferable, perpetual licence to use the Report you purchased for your own internal business purposes, including sharing it within your organisation and with your professional advisers in connection with the matter it was generated for.
You may not resell, republish, sublicense or redistribute the Report as a standalone product, and you may not use the Site or the Reports to build, train or populate a competing dataset or product. Automated scraping, bulk extraction and circumvention of any access control on the Site are not permitted.
The underlying public datasets are the property of their respective publishers and remain subject to those publishers' terms. Our compilation, presentation and analysis are ours.
Access codes
We may issue access codes granting complimentary or promotional access. Codes are non-transferable, carry no cash value, and may be withdrawn or expire at any time. Access granted by a code is subject to these terms in full, except that no payment or refund provisions apply to it.
Payment, tax and refunds
Prices are shown at checkout and may change at any time; the price displayed when you order is the price that applies to that order. Stripe collects and remits applicable sales tax, VAT and GST as Merchant of Record.
Refunds. A Report is a digital product delivered immediately on purchase. Stripe/Link, as Merchant of Record, reviews refund requests made within 60 days of purchase, for specific reasons: you did not receive the Report, the Report was materially not as described or unfit for purpose, the Report was damaged or corrupted, or the payment was unauthorized, duplicated or made in error. A request based purely on change of mind is not reviewed under that window. To request one, contact Stripe/Link support at https://support.link.com/contact with your order details, or contact us at support@substationscout.com and we will refer the request. Refunds are issued under the Stripe/Link Buyer Terms.
We apply the same 60-day window ourselves and will support a request without argument where the Report failed to generate, returned no usable result, or was materially defective. Because the Report is delivered instantly and in full, a request made after the Report has been generated and viewed may be declined where there is no defect.
Nothing in this section limits any statutory right you have as a consumer under the mandatory law of your country of residence, and where those rights conflict with this section, those rights prevail.
Availability
The Site and the Report generator are provided on an "as available" basis. They depend on third-party services (geocoding, flood and watershed lookups) that we do not control and that can fail or be withdrawn. We do not guarantee uninterrupted availability and we may change, suspend or discontinue any part of the Site or the Report at any time.
Disclaimer of warranties
To the fullest extent permitted by law, the Site and the Report are provided "as is" and "as available", without warranty of any kind, express or implied, including any implied warranty of merchantability, fitness for a particular purpose, accuracy, completeness, currency or non-infringement.
Nothing in these terms excludes or limits liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or any other liability that cannot lawfully be excluded.
Limitation of liability
To the fullest extent permitted by law, we are not liable for any indirect, incidental, special, consequential, exemplary or punitive damages, or for any loss of profit, revenue, business, opportunity, contract, anticipated saving, data or goodwill, arising out of or in connection with the Site or the Report, whether in contract, tort (including negligence), statute or otherwise, and whether or not we were advised of the possibility.
Our total aggregate liability arising out of or in connection with the Site and the Reports is limited to the greater of (a) the total amount you paid for the Report giving rise to the claim, or (b) US$100.
You accept that this allocation of risk is reasonable given the price of the Report and the fact that it is expressly a screening aid that you have agreed to verify independently.
Indemnity
You agree to indemnify and hold harmless Great Minds Create, Inc. and its officers, directors and personnel against any claim, loss, liability or expense (including reasonable legal fees) arising from your use of the Site or a Report, your breach of these terms, or your reliance on a Report in contravention of the verification requirement above.
Acceptable use
You agree not to: use the Site unlawfully; interfere with or place unreasonable load on the Site or its underlying services; attempt to gain unauthorised access to any system or account; or submit an address or content you are not entitled to submit.
Changes to these terms
We may update these terms. The version in force is the one published on this page, with the effective date shown at the top. Material changes apply prospectively, and your continued use of the Site after a change constitutes acceptance of it. A purchase is governed by the version in force at the time of that purchase.
Termination
We may suspend or terminate your access to the Site, and to any access code, if you breach these terms. Sections covering licence restrictions, disclaimers, limitation of liability, indemnity and governing law survive termination.
Governing law
These terms are governed by the laws of the State of New Jersey, USA, without regard to its conflict-of-laws rules. The state and federal courts located in New Jersey have exclusive jurisdiction, except that if you are a consumer resident in a jurisdiction whose mandatory law gives you the right to bring proceedings in your local courts, that right is unaffected.
Your contract with Stripe for the transaction itself is governed separately by the Stripe/Link Buyer Terms.
